Leasing

In the field of commercial leasing, our knowledge of existing and new properties for lease gives our clients a comprehensive list of potential properties available. Working closely with our clients we identify a desirable property and negotiate acceptable lease terms.  Winstead Properties can also serve as the leasing agent for your property.  We have experience in leasing most types of propertes including:  medical, medical office, business office, retail/restaraunt, speciality leases, etc.  We also are available to provide early renegotiation services, as well as expansions, renewals and lease versus own analysis. 

 

 

PROPERTY MANAGEMENT

 

​Winstead Properties management  experience includes managing office buildings, shopping centers, strip centers, medical buildings and investment properties. We are involved in all facets of property management from property acquisition, maintenance, utilization and disposition. We also provide leasing services that allow us to identify qualified tenants and increase property income potential.  Our process includes scrutinizing expenses and managing the property's efficiency.  These skills and experience allow us to maximize our clients cash flow and property value. 

 

 

DEVELOPMENT

The comprehensive development consulting/management services we offer include:  identifying and acquiring the desired property, identifying and/or selecting the architect and general contractor, assuring the property meets the city's zoning requirements, monitoring the construction time-line, examining  project costs and supervising the final punch-list and walk-through. We stay involved during the entire development process to insure the job is done right and on time.  

 

 

INVESTMENT

We believe investing in real estate is an excellent way to diversify traditional investment portfolios and offers both income and price appreciation potential .  After meeting with our clients to determine their investment goals and strategies, we identify and/or initiate real estate investment opportunities to meet those goals.  Our clients make real estate an integral part of their investment portfolio.

We help our clients make relative comparisons of properties and become informed enough to make educated decisions. Since we are an Arkansas real estate firm we have extensive knowledge of the area and are informed about new and existing developments and the current condition of the real estate market. Currently approximately 90% of all buyers search the internet for potential homes and approximately 50% use the internet as their first step, but real estate is still very much a people to people business.
